Tips To Selling A Small Home

In our history-rich neighborhoods, smaller homes are easy to come by. Some may find it challenging to compete with the larger homes on the market, particularly with so much building going on in San Diego. I have some tricks of the trade to share with you!


Take advantage of home staging: No matter the size, staging will ALWAYS enhance the visual impact, whether using your own furniture or that of a professional stager! We often don’t live in a model-like home, but it is important to present the space as efficiently useable as possible – which is what staging accomplishes. Rearrange, remove, and reassess the size of your furniture to create more open space. Be sure to let as much natural light in as possible, and opt for lighter paint colors, and of course a professional cleaning and de-cluttering is a must.


Highlight the particular selling points: Sometimes it’s the bigger space that people think they are looking for, but often the smaller homes offer something unique, including more efficient energy usage, lower overall cost for maintenance and possibly a smaller yard to care for, less wasted space in the home, or one feature that I’ve heard quite often lately is that the smaller home promotes more family interaction – a most desired component of our very busy daily lives.
