Rain, Glorious Rain!!!

Here in beautiful San Diego, rain is rare. In fact, our world as we know it seems to come to a halt when we have a downpour. Although we don’t have the opportunity very often, the rainy season (if you can call it that) is really the best time to be in escrow on a house you plan to purchase!

Typically, during the investigation period of an escrow, a buyer for a home will conduct several inspections. Inspecting after a heavy rain will show the buyer and the seller where the weak points are in the home if any. For example, does the water drain away from the structure, or does water tend to gather under the house or near the foundation? Are there any leaks that are discovered in the roof or windows? Are the doors airtight or does water tend to seep in, potentially causing damage to wood flooring or wood framing? Are the gutters doing their job, or would upgrading with gutters, if not currently present, help divert water away from the structure foundation? How does the yard drain in general?

These are just a few things to look for that one would not otherwise know with certainty when inspecting during our normal, moderate and sunny climate. So consider yourself lucky if you are in escrow during a rainstorm…whether a seller or a buyer, you want to be aware of the product you are selling/buying so there are no surprises (and potential battles) later on.
