Open House Etiquette

We all love open houses, whether you are a neighbor keeping up on local values, just trying to get some decorating ideas, a home buyer on the hunt, or a real estate agent. Having hosted loads of open houses myself, I thought I would share with you some do’s and don’ts!


DO introduce yourself to the host. Most home sellers opening their homes want to be sure there is some knowledge of who comes through the home. I always make it a point to personally meet and greet every person who comes through an open house for a number of reasons. I want to know if the person coming through is interested in buying that particular house, of course, but I also am always on the lookout for strange people coming through who may not belong. Its totally okay if you are not interested in buying the home, or any home, for that matter. Just be courteous and let the host know who you are.


DO tell the agent if you have a real estate agent you are working with. One of the first questions an agent should be asking you is if you are currently working with another agent. If the answer is “yes” then the ethical protocol would be for the agent hosting NOT to pursue you as a potential client. Even better to provide the name and contact of your agent with the hosting agent so they can follow up for feedback through your agent. If the answer is “no”, and you are interviewing agents to represent you in the sale or purchase of a home, the open house is a great place to do just that. By answering this question honestly, it affords both agent and visitor to make the most effective use of their time in the home.


DON’T worry if you are a “nosy neighbor” as many like to call themselves. All neighbors are generally welcome!


DO show up during the posted hours of the open house. Although the hosting agent will generally do anything in their power to make the home available for viewing, many times homeowners are itching to get back in to their homes to make dinner, return pets to the house, etc. You will have the best chance of seeing the home thoroughly (not rushed) if you are able to arrive before the very end of the open house.

DON’T bring animals in to an open house. Whether the house is pet friendly or not, remember that the agent hosting is the responsible party. Sometimes I have people ask if they can bring their leashed dog in and I have to turn them away as they could potentially soil the property, leave odors that trigger the animals that live in the home, scratch the floors, etc.
