Homebuying season brings lots of conversations with clients about what they‘re looking for — not just house specs like the number of bathrooms and minimum square feet, but what kind of lifestyle they want in a community. We’re lucky our area offers so many options, with a neighborhood to suit every taste and phase of life … and two absolute gems, right under our feet.
Talmadge may be Metro San Diego’s best-kept secret. This “neighborly” neighborhood is home to only about 1,200 single-family homes, fostering a tight and warm community. Peninsular in a sea of scenic canyons, Talmadge is immune to thoroughfare traffic but still centrally located for an easy commute. Pleasant breezes from the gorge and tree-lined streets keep the average temperature practically perfect. Talmadge hosts community events throughout the year — including a neighborhood garage sale, Fourth of July parade, holiday food drive, annual block party, and holiday caroling — plus chummy monthly food truck block parties throughout spring and summer. Primarily residential, Talmadge is surrounded by communities rich in shops and some of San Diego’s most celebrated food destinations.
Case in point, Kensington — Talmadge’s adjoining “big sister” community known for its many Spanish-style homes — offers a vibrant, walkable village featuring award-winning restaurants, shops, services, park, and library. Like Talmadge, commuter-friendly Kensington is also buffered from through traffic by canyons. This active community gets involved through the Kensington-Talmadge Planning Group and Kensington-Talmadge Community Association, or through local events like the annual Memorial Day parade, Art Around Adams, the Kensington Spring Walkabout, and more.
